Proximate Broker
show the home, and how it behaves.
A brochure shows a flat on a sunny afternoon. Broker adds what buyers ask next: whether the road floods, how much light the rooms get, and how far the metro really is.
What each listing gets
a short report you can send.
Add the homes you're showing. Proximus runs the same simulation on each one and writes the result in sentences a buyer can read.
- Walking reach. What is genuinely ten minutes away on foot, following real streets.
- Flooding. Where water collects around the building in heavy rain.
- Daylight. Direct sun for that floor across the seasons, with neighbouring buildings in the way.
- Crowding and view. How busy the area is, and what you'd see from the window.

How it works
from shortlist to one link.
Add a shortlist
Place, type, size, floor and price. Each home becomes the centre of its own map.
Proximus checks each home
Reach, flooding, crowding, building heights, and a daylight test for the floor.
Send one link
The buyer opens the real map on that home and can change the sun and rain, or ask the assistant a question.
See what they looked at
A live view of what the client explored, so your follow-up call starts from what they cared about.
What a buyer can explore
six questions, answered on the map.
Does it flood?
Start the rain and watch where water collects around the building and along the street.
What's a real walk away?
Schools, markets, metro, hospitals and cafes inside a true ten-minute walk.
How much light is there?
Sun across the day and the seasons for that exact floor.
What's the view?
The skyline from window height, drawn from estimated building heights.
How busy is it?
People density around the home, described in a sentence instead of a table.
Something else?
Buyers ask in their own words. The assistant runs tools on the map and reports what they return.
Developers and portals
the same checks, per listing.
A new launch can show a monsoon walkthrough of the plot. A property portal can show flood, walk and sun scores beside each listing. Both run on the Proximus API, which is still being designed.
- Developers. Show how a plot behaves before anything is built on it.
- Property portals. Scores for every listing, through an API.
- Site selection. Retail, coworking and logistics are possible next steps. We haven't picked one.
Questions
about broker.
What does Proximate Broker check for each listing?
Walking reach over ten minutes, where water collects around the building in heavy rain, direct daylight for the floor across the seasons, how busy the area is, and the view from the window.
What does a buyer see?
One link that opens the real map centred on the home. The buyer can change the sun and the rain, scroll the overview, or ask the assistant a question in their own words.
Can I see what my clients looked at?
Yes. Broker shows what each client explored, so your follow-up call starts from what they cared about.
How are building heights and flood areas estimated?
Building heights are estimated from open satellite data. Flood areas are modelled from ground height and mapped drains. They guide how a place behaves and haven't been checked against a survey.
